A bright, freshly renovated one-bedroom apartment on the lower level of a single-family home on a quiet Nesconset street. It has its own private side entrance, so you come and go on your own schedule. No shared hallway, and no walking through anyone else's space.
Rent is one flat number with heat, water, and Wi-Fi all included. Flexible tiers let you add shared laundry or a small pet only if you need them, so you're never paying for things you won't use. Roughly 600 square feet of comfortable, updated living space, offered unfurnished. Two pieces of furniture are available if you'd like them, or removed before move-in if you'd rather bring your own.

Move-in cost
First month's rent plus a security deposit of one month's rent (matched to your tier). At the base tier that's $4,400 to move in. The deposit is capped at one month under New York law, so there's no separate pet deposit or fee.
A compact, modern kitchen
Straight talk: there's no built-in full-size range. Instead, the kitchen is built around two capable appliances that together cover essentially every method of home cooking.
Breville Smart Oven (included)
A full-capability countertop convection oven, not a basic toaster. Its interior is roughly one cubic foot with two rack positions, so you can cook a whole meal in it. Element IQ moves heat between six quartz elements, and convection cuts cooking time by up to about 30%. In practice, one appliance replaces an oven, a toaster, an air fryer, a dehydrator, and a slow cooker. It runs 13 preset functions:
Portable hot plate (provided)
Your stovetop surface, covering everything a burner would: boiling pasta, sauces, sautéing, eggs, soups, searing.
Everyday cooking, covered
Together the Breville plus the hot plate handle baking, roasting, air-frying, slow-cooking and stovetop work. It's a modern setup, not something missing.
Furnishings & laundry
Furniture, your choice
The unit is offered unfurnished, but two pieces of furniture are available with it. Keep them, or have them removed before move-in and bring your own, with no discount or penalty either way.
Laundry, shared & simple
Laundry is shared with the owners, who live upstairs. One washer, one dryer. We coordinate scheduling directly, and it works easily with respectful communication. Available as a paid add-on tier. If you'd rather stay on the base tier, a laundry service is within walking distance and a laundromat is very close by.

Shared laundry
One washer and one dryer for the whole house, shared with the owners upstairs and coordinated directly.
No built-in range
Cooking is via the included Breville convection oven and a portable hot plate, a compact and capable setup.
Two-occupant cap
Maximum of two tenants in the apartment. This keeps the shared home comfortable for everyone.
Pets, case by case
One small pet is welcome on the top tier, but approval is a conversation. Size, breed and temperament are reviewed individually.
Lease & deposit terms
Everything here follows New York's Housing Stability and Tenant Protection Act, clear and by the book.
- Security deposit: one month's rent, matched to your tier ($2,200 / $2,350 / $2,500). That's the legal maximum in New York, and the market standard.
- No pet deposit or fee. The pet consideration is priced into the top tier, with no extra charges on top.
- Late fees are capped at the lesser of $50 or 5% of rent, with a 5-day grace period.
- Deposit returned within 14 days of move-out with an itemized statement of any deductions.
- You'll get at least two weeks' notice before a move-out inspection, and you're welcome to be present.
- Application & screening: once we connect, we'll present a lease/contract and ask for a credit check and some standard documentation. We'll walk through the exact details together, and there's nothing to prepare just yet.
